RULES & REGULATIONS

ARTICLE IV – CERTIFICATE OF MEMBERSHIP

Section 1. A new or renewing member shall receive a certificate of membership.

ARTICLE V - BROKER OF THE YEAR (BOTY) AND MANAGING BROKER OF THE YEAR (MBOTY)

Section 1. Broker of the Year. Each year one member of the Million Dollar Club shall be voted by the current Club membership "Broker of the Year" (formerly known as Sales Associate of the Year). The member selected must have been a member of the Club during the previous calendar year. He or she shall be recognized with the presentation of a plaque during a regular meeting of the Million Dollar Club.
  1. Qualifications and selection criteria for Broker of the Year eligibility:
    1. Any member with a previous-year closed volume of sales and listings of $2,000,000 or more who has attended a minimum of two Club meetings for the calendar year being considered, and has accumulated points in each of items 2a-2d below, is eligible to make application for the Broker of the Year award. This member cannot be in real estate management. Said member is responsible for proper application, including any supporting documentation that the applicant feels is appropriate, reaching the selection committee in the required time.
    2. The selection process shall be determined by a point system, as follows:
      1. One point for each $300,000 or major portion thereof of volume for the calendar year being considered with a maximum of 40 points.
      2. Five point minimum and 25 point maximum for Real Estate related involvement including but not limited to: Portland Metropolitan Association, State Association, National Association, OREF and RMLS™. The activities will be scored one point for being a member of a specific committee, three points for serving as the chairperson of a specific committee and five points for being an elected official (officer). The applicant needs to be specific regarding this involvement. This service is considered over one’s entire real estate career.
      3. Five point minimum and 25 point maximum for State, National, and industry recognized designations. Designations will be worth five points for each held. The recognized designations will be the ones that are recognized by NAR, such as, but not limited to: GRI, CRS, CRB, CCIM. Homebuilder Association designations, such as HBA Certified New Home Sales Specialist, and other real estate industry-related designations will also qualify.
      4. One point minimum and 10 point maximum for community service that is other than Real Estate and/or Board sanctioned. Each activity will be scored 1/2 point and must include such specifics as:
        name of the organization, what the activity was, and what role did the nominee play. Lack of specificity will result in the selection committee not being able to give credit for that activity. Activities in which the nominee is involved but does not include on the application will not be considered. This service is considered over one’s entire real estate career.
    3. A candidate for Broker of the Year must be a paid member of both the Million Dollar Club and the Portland Metropolitan Association of REALTORS® before his or her name may be submitted for consideration. The candidate may not have any outstanding debts with the Association.
    4. A candidate for Broker of the Year must be free from disciplinary action by the Real Estate Agency and/or Professional Standards Committee of the Portland Metropolitan Association of REALTORS® for the year in which the award is being considered.
    5. A member who has previously been selected Sales Associate of the Year or Broker of the Year by this Club may not be a candidate.
Section 2. Managing Broker of the Year. Each year, one principal broker will be voted by the current Club membership to be honored by the Club as "Managing Broker of the Year" (formerly known as Broker of the Year). Managing Broker is herein defined as a licensed principal broker who is employed in a managerial position, either as an office manager and/or designated broker. He or she shall be recognized with the presentation of a plaque during a regular meeting of the Million Dollar Club.
  1. The selection process shall be determined by a point system, as follows:
    1. Five point minimum and 30 point maximum for real estate related involvement including but not limited to: Portland Metropolitan Association, State Association, National Association, OREF and RMLS™. The activities will be scored one point for being a member of a specific committee, three points for serving as the chairperson of a specific committee and five points for being an elected official (officer). The applicant needs to be specific regarding this involvement. This service is considered over one’s entire real estate career.
    2. Five point minimum and 25 point maximum for State, National, and industry recognized designations. Designations will be worth five points for each held. The recognized designations will be the ones that are recognized by NAR, such as, but not limited to: GRI, CRS, CRB, CCIM.     4. Ten point maximum for percentage of brokers in the candidates’ office that are current Million Dollar Club Members.
    5. 25 point maximum to be given based upon additional information provided by the candidate about himself or herself (see application form).

  2. The Managing Broker of the Year Award is based on lifetime, not just one year's performance service.
  3. Nominations for Managing Broker of the Year shall be solicited by the Million Dollar Club membership. The broker may fill out his/her own application.
  4. A candidate for the Managing Broker of the Year must be a paid member of the Portland Metropolitan Association of Realtors®, and own or manage a real estate office or company.
  5. A managing broker who has previously been selected Broker of the Year or Managing Broker of the Year by this Club may not be a candidate.
Section 3. There shall be no additional awards to individuals of the Club without prior approval of the PMAR Board of Directors.

Section 4. The Selection Committee for Broker of the Year and Managing Broker of the Year shall be appointed by the President of the Million Dollar Club, and said committee shall be comprised of five members as follows:
  1. Four members of the Million Dollar Club, one of whom is a past SATOY, MBOTY or BOTY; and
  2. One (1) managing broker.
  3. The President shall strive to include one member of the immediate prior year's selection committee; however, no one may serve more than two consecutive years on the selection committee; and
  4. The MDC President shall appoint a Committee Chairman from among the five Committee members.
Section 5. The Broker of the Year/Managing Broker of the Year Selection Committee shall have the following duties:
  1. Review and assign points to each Broker of the Year candidate under the qualifications specified in
  2. Article V, Section 1 and to each Managing Broker of the Year candidate under the qualifications specified in Article V, Section 2.
  3. Place the top five individuals for each award on a ballot and submit to the Million Dollar Club Membership for vote.
  4. Certify (by Chairman) the election results as tallied by MDC staff liaison.
  5. Design and make arrangements for presentation of the awards at the luncheon program.
